Nexans starts Majorca-Valencia interconnector submarine cable laying

French cable manufacturer Nexans began laying on 27 January the second of three submarine cables forming part a 400 MW, 250 kV DC interconnector between the Balearic Islands and the Spanish mainland.

The Skagerrak, the Norwegian ship owned by Nexans, set sail from Santa Ponsa in Majorca and is scheduled to arrive at Sagunto near Valencia in about three weeks. The laying of the first cable, made by Italian manufacturer Prysmian, which commenced on 13 January, will conclude this weekend in Sagunto.

The interconnection between the Balearic Islands and the Peninsula, named the Romulus project carries a total investment of EUR375m ($515m), of which EUR275m corresponds to the supply and installation of cables and the rest to build the converter stations of Morvedre (Sagunto) and Santa Ponsa, which are nearing completion.

The connection, which will be completed in the first half of this year, will consist of three cables: two 250 kV DC cable and a return cable, jointly manufactured by both Nexans and Prysmian. Commissioning is due by the end of 2011.

The second cable, which weighs 6850 tons and was manufactured by Nexans in Japan, covers a distance of 237 km and will run at a maximum depth of 1485 metres.

The interconnection between the Peninsula and Balearic Islands is the second longest after joining Norway and the Netherlands (580 km) and the second deepest, behind which connect Sardinia with Italy (1600 metres).

The connection will have a capacity of 400 MW, which covers 25 per cent of peak demand Mallorca-Menorca system (1050 MW). Despite being a two-way interconnector, the link will "very seldom, if at all" send power from Majorca to Spain in the medium term, says REE.

REE plans to connect Ibiza Mallorca with cables to be installed in 2013 and 2015, and will involve an investment of EUR160m.

Market Conditions Update - February

How can it possibly be February? It was only a few weeks ago that Spain won the world cup and then it was Christmas and now it only next year until the Olympics are in London.

This time of year generates changes in the rental market, property supply is generally high with owners still bleary-eyed and recovering from Christmas putting winter empty properties on the market in order to generate some stable long term revenue.

However, many owners now find themselves stuck in the "long term or holiday rental" dilemma where they know that demand for highly profitable short term summer letting, although potentially plagued with difficulties, is very high at this time of year when enquiries come flooding in.

Therefore, the effect on local rental rates and availability is significant. Very good properties are coming to market for long term rental, only to be rapidly made rightly unavailable by the owner if they accept just a single summer booking.

We have seen a number of potential rentals fail in the last few weeks due to prevarication on the tenants behalf. Our current recommendation to prevent this problem affecting our clients is to make an informed and qualified decision regarding their next property and then execute the rental contract and payments immediately.

In the current conditions, this tactic of swift decision making ensures that no party remains disappointed, the tenants get exactly the property they desire and the owners have a clear future for the term of the rental that allows them to plan according.

In light of this "holiday effect" rates are generally holding well and very aggressive offers are being reject by owners with the often quoted phrase "I can get that for one week in the summer"

Wow - The Sun Returns

One of the great aspects of living in Mallorca is the weather and the last few days have been mixed with bouts of rain followed by very hot sunshine.

The evenings are getting significantly colder now, the real temperature is dropping to around 10 degrees as the sun leaves and climbing to 20-25 or so in the heat of the day in the sun.

As winter draws in, the nights will become colder and longer and therefore it is a key consideration in your next rental property to think about both the orientation and heating methods carefully.

Many people look specifically for West facing properties so that they can be warmed by the sun throughout the winter. Having said this, you need to give equal consideration to the summer, when scorching hot sun will blister and burn anything in it's path, so choose carefully and consider all seasons, not just the colder parts of the year.

Typical heating in Mallorca consists of a combination hot and cold air con, underfloor heating, gasoil powered central heating (less common) and or free-standing radiators powered either by gas or electric. Many properties also have an open or enclosed log fire which can add considerable warmth and feeling to the immediate rooms.

The running costs of each heating system varies. It is normal to expect to use heating from around November through to March. The two months either end of this period often only require a brief "comfort" heat in the evenings, whereas the main winter months can often require extended periods of heat in a typical property.

Having said all this, when the sun shines in the winter it is wonderful, often strong and warm with many people choosing to sun bathe on Christmas day rather than slow cook themselves in the kitchen.

In summary, winter is a beautiful time on the island and is often viewed as the best time of the year by local residents, the warming sun and clear skies really take some beating, so enjoy the quiet times while you can.

As winter approaches, the long term rental market tends to alter to reflect the new season.
Typically, home-owners who have taken short term holiday rentals over the very lucrative summer months are now left with little or no income for the winter period and are therefore more open to aggressive offers from potential tenants. These offers are even more compelling if the potential tenant will release the property back to the owner for next Summer.

We have recently completed a number of rental contracts of this type, with a typical rental period of say September through June and the monthly rates realised are significantly below full term market value. This type of agreement works very well for boat captains or skippers who winter their craft here for refit and works.

Therefore, if you are in a position to take a rental now and leave again early summer, consider your position carefully as this can put you in a strong bargaining position. It goes without saying that you may narrow your options in terms available properties, but retain the power in the negotiation of those home-owners who want this unusual rental term.

Winter letting is an attractive option when faced with the bitter and wet winters endured by most of Northern Europe. Mallorca's mild and generally predictable weather conditions lend themselves very well to a few months away from home weather. Again, market rates for this type of let are generally low in comparison to a full term let.

In general terms, the market has seen a downward trend of rental prices with a 10-15% overall reduction over the last 24 months. However, this has now slowed and it is our view that the market has now stabilised with sensible pricing being seen on both sides of the table.

Areas of choice continue to be Santa Ponsa, with it's excellent mixture of facilities, schools, prices and rental stock as well as an increasing preference for the area described either as Nova Santa Ponsa, Adriano and or El Toro. This area is showing significant interest as the new Super Port developement progresses very well.
The Port is now approaching it's completion with many large craft choosing to winter in the 30-60 meter berths that are finished.

Bendinat and the surrounding area continues it's popularity with easy access to international schools, Palma, Puerto Portals and the like.

In summary, the long term rental market remains buoyant if a little price depressed. Correctly priced and presented properties are still renting quickly and tenant turnover in these is low.
